Rental Agreement

Property Description

This Rental Agreement ("Agreement") is between Beach Vibes 1229, LLC ("Owner") and the guest ("Guest") for the short-term rental of the property known as 1229 Spa, located at The Spa on Port Royal Sound, Hilton Head Island, South Carolina ("Property"). The Property is a Entire Condo with 2 bedrooms and 2 bathrooms.

Payment Terms

A non-refundable deposit of 50% of the total rental amount is due at the time of booking to secure the reservation. The remaining balance is due 30 days prior to the check-in date. If the reservation is made within 30 days of the check-in date, the full rental amount is due at the time of booking. All payments are processed securely through Stripe.

Check-In & Check-Out

Check-in time is 4:00 PM. Check-out time is 10:00 AM. Entry is via Keyless self check-in with smart lock. Early check-in or late check-out may be available upon request and is subject to availability. A late check-out fee may apply.

Maximum Occupancy

The maximum occupancy of the Property is 4 guests. Exceeding this limit without prior written approval from the Owner is a violation of this Agreement and may result in immediate termination of the rental without refund.

House Rules

The following rules apply during your stay:

  • No Smoking: Smoking of any kind (including e-cigarettes and vaping) is strictly prohibited inside the Property and on all balconies/porches. A cleaning fee of $250 will be charged for violations.
  • Quiet Hours: Please observe quiet hours from 10:00 PM to 8:00 AM out of respect for neighboring residents.
  • No Parties or Events: The Property may not be used for parties, events, or gatherings exceeding the maximum occupancy.
  • Trash: All trash must be placed in designated receptacles. Please follow the community's recycling guidelines.
  • Kitchen: Please wash all dishes and run the dishwasher before check-out.
  • Linens & Towels: Provided for your stay. Please do not use white towels for makeup removal or beach use — beach towels are provided separately.
  • Pet Policy

    Pets are not permitted at the Property unless prior written approval has been obtained from the Owner. Unauthorized pets will result in a $300 cleaning fee.

    Parking

    Parking is available at the Property. $25 per vehicle for entire stay. Guests must park in designated areas only and display any required parking passes. The Owner is not responsible for any damage to or theft from vehicles parked on the premises.

    Liability & Hold Harmless

    Guest agrees to hold harmless and indemnify the Owner, Beach Vibes 1229, LLC, from and against any claims, damages, losses, or expenses arising from Guest's use of the Property, including but not limited to personal injury, property damage, or any other liability. Guest acknowledges that use of amenities including but not limited to pools, hot tub, sauna, beach access, and fitness facilities is at Guest's own risk.

    Damages

    Guest is responsible for any damage to the Property or its contents caused during the rental period, beyond normal wear and tear. Guest agrees to report any damage promptly to the Owner. The Owner reserves the right to charge the Guest for repair or replacement costs.

    Governing Law

    This Agreement shall be governed by and construed in accordance with the laws of the State of South Carolina. Any disputes arising under this Agreement shall be resolved in the courts of Beaufort County, South Carolina.

    Acceptance

    By completing a booking and making payment, the Guest acknowledges that they have read, understood, and agree to all terms and conditions set forth in this Rental Agreement.
